Exceptional mansion of approx. 315m2 by the water side opposite of VONDELPARK. A wonderful house thanks to the huge, sunny garden of 160m2, great views from both the front and rear sides, the charming location in the OUD ZUID district, the generous measurements and the good layout. This light family house from 1890 was totally renovated and extended. Located on PRIVATE LAND; optional separate parking place available in next door building.

The house is on a pretty location on a quiet quay. In a lovely, pleasant neighbourhood with at the rear of the house the popular Jacob Marisstraat and right on the opposite the stately Willemspark neighbourhood. There is space and light here, you can always park your car and by bike, it’s only a few minutes to the city centre, if you take the Overtoom and cross the Helmersbuurt., or you take the bike bridge through the park, to the Concertgebouw area.

The entrance with cloakroom and toilet, provides access to the enormous living room on the ground floor. This floor has a total surface of 133m2 and – despite its depth of 20 metres – lots of light, because of skylights halfway and a large, glass façade at the west-facing rear.

At the side of the quay is a separate tv-room, overlooking the water and the park on the other side.
At the rear is the large room with first the cosy sitting area around the sustainable pallet burner and adjacent is the open kitchen with cooking island. The garden behind the house is accessible through French doors; the garden is exceptionally large (approx. 25 metres deep x max 6.80 metres wide) and beautifully designed. There are several terraces, in the back is a wooden shed, you have much privacy, shade and plenty of sun because of the west-facing location.

On the first floor at the front, is a very pleasant room over the full width, with windows at three sides. Panoramic views of the Schinkel, the water way to Nieuwe Meer.

Adjacent the first bathroom is situated; equipped with a double wash basin, bathtub and separate walk-in shower with jets. The bathroom is finished in the original style of the property and there is lots of daylight. Separate toilet.

At the rear is the large main bedroom with French balcony at the side of the garden and an adjacent walk-in closet. Finally, there is a smaller bedroom which is currently used as werk station.

On the lovely and light top floor, are 2 nice teenager bedrooms with a private bathroom with toilet and shower and there is a room for the washing machine.

The flat roof at the rear is in use as sun terrace.

The property has a good basement of approx. 50m2. Part of this is now a music studio, but of course it can also be created into a hobby room/gym. The rest is now used a storage room, could also partly be transformed into a wine cellar. There is a room with the installations (Interline HR central heating boiler for underfloor heating ground floor, the hot water boiler, KSB pump for the sewage water from the kitchen, and the water softener.

- Exceptional property with good layout because of large living area and 5 bedrooms.
- In 2002 the entire property, built in 1890, was reconstructed and extended. The new part has a new foundation.
- Completely insulated and provided with double glazing in wooden window frames.
