On the outskirts of Amstelveen, near the beautiful Middelpolder nature reserve, a small-scale exclusive residential neighbourhood was developed in 2000, and we may now present this perfectly maintained (family) home (165 metres gross floor area). Perfectly situated relative to Amsterdam, which means that you can reap all the benefits of the city, yet enjoy the peace of this quiet neighbourhood. The house was thoroughly refurbished in 2010 (new kitchen, toilet, bathrooms and downstairs flooring).

The attractive hall, with a modern, comprehensive meter cupboard and toilet, leads to the extended living area. The white, stylish kitchen is situated to the front of the house and is equipped with a range of luxury appliances (such as a boiling-water tap and Miele steam oven). In the middle of the living area, we find a practical and spacious (walk-in) storage cabinet, which was built in 2015. Facing the garden, there is a generous and bright sitting area, bathed in natural light by two large skylights. French doors lead to the private and well-kept east-facing garden (with alley access). There is also a large brick shed in the garden, ideal for parking the family bikes and offering further storage.

On the first floor, this house offers no less than two fully equipped, contemporary bathrooms and three bedrooms. The bathrooms were installed in 2010, and have a neutral dark grey/ white colour scheme. They feature luxurious fittings, design radiators and fully programmable floor heating. One bathroom also has a bath, a vanity with a double washbasin and a toilet. The other bathroom features a walk-in shower, washbasin and toilet.

The second floor can be reached by means of a wooden staircase. The current owners have decided on skylights, but of course, dormer windows may also be installed. To the front, there are connections for a laundry machine and dryer, conveniently tucked away in a built-in cabinet. This floor also accommodates two bedrooms, the first of which is currently in use as a study. To the back, a large and high-ceilinged dormer window has been installed, creating a lofty, playful room with panoramic views of the Middenpolder. The attic furthermore offers ample storage space behind the knee walls, over the entire width of the house.

Naturally, the house has been fully insulated (double glazing throughout), and finished to a high standard. Make sure to schedule an appointment with our office today for a viewing.

Should you be curious about the exact layout and the possibilities this house has to offer, please see our floor plans.
The property is situated in the popular 'Kostverloren' residential neighbourhood and is a stone's throw away from Amsterdam-Zuid. The luxury Stadshart shopping mall is only a five-minute bike ride away, and Gelderland Plein is within ten minutes by bike. For your daily groceries, there are two shopping centres within walking distance; Kostverlorenhof and Bankras, with a total of four supermarkets. A range of good (elementary) schools and sports clubs are also nearby, as are trams 5 and 51, which will take you to Amsterdam CS/Amstel Station.
