With pride we present a unique, newly renovated family home situated on the Tulpenburg canal. Construction of the corner house finished in August 2017, converting what was once an old doctor’s practice from the 1960s into an expansive and open flow family home of 229m. Tremendous entertaining space has been matched by the tranquillity of 5 beautiful bedrooms highlighted by the master suite covering the entire top floor. The 5th bedroom, with bathroom, off the living room provides an excellent solution for an au pair or guest suite. The open flow kitchen and 50m2 living room, flooded with natural light and divided by a double-sided fireplace, is enhanced by a designer concrete floor. Outdoor space includes an expansive terrace of 72m2, a patio accessible from three rooms, and a front and side garden. A separate garage is also offered for sale.

This lovely house is located on the corner of Borssenburg and Tulpenburg in Amstelveen Elsrijk East. It is a quiet, wide and tree-lined street with an idyllic canal which you can enjoy each season. During the summer, children sail there with their own boats and, in winter, go ice skating. On the backside of the house, there is a communal lawn where children play football.
Borssenburg is a side street of Rembrandtweg, where you will find a pleasant and varied range of shops within walking distance; a quality butcher shop, a great florist and bookstore, a supermarket and more. In the broader scope, this house is centrally located between the city centre of Amstelveen, the border of Amsterdam and the Amsterdamse Bos. In the immediate vicinity, there are 5 primary schools to choose from and public transport links to Amsterdam within 8 minutes walking distance.

The House:
On the corner of Tulpenburg and Borssenburg, when the neighbourhood was constructed at end of the 1960's, the corner house was expanded all the way to the back boundary. It was created as the Amstelveen diagonal house, the forerunner of what is now Amstelveen Hospital. After 10 years service, the doctor’s practice became unnecessary and the site was converted into a residential home in the late 1970's. During the last year, the corner house has undergone its second metamorphosis. The property you are going to visit has been completely renovated with great attention to detail, including the open layout and finishes in a modern style. The house is spacious, light and extremely comfortable.

Entering on the ground floor, you walk through the hall which is a central place of the house. On the left is the lovely light and well-stocked kitchen, with cooking island including a bar which is also a seating area. The kitchen is bright white and fully equipped with Siemens branded built-in appliances; dishwasher (Studioline), 5 hotplates, oven / grill, microwave, fridge and freezer. By the kitchen, there is room for large dining tables in 2 places. From the kitchen, there is also a door to the side / front garden as well as double doors to the patio.
From the kitchen, you enter into the generous living room. The living room and kitchen are connected by a beautiful, double-sided gas fireplace, meaning the fire is visible from both the kitchen and the living room.
The living room has windows on both sides, allowing a sea of light to enter. You may want to consider creating a separate space for the children by placing a partition wall along a third of the spacious room. You enter the private patio via a sliding door from the living room. During winter days, the sun shines into the living room from the patio side.
Behind the living room, there is a separate annex; a bedroom, small bathroom and toilet. This area of the house can ideally serve as space for your guests or au pair.
The entire ground floor has underfloor heating and is finished with a designer concrete floor from Correctfloor.
Via the easily navigable staircase, you will find the first floor where 3 tranquil bedrooms and a lovely spacious bathroom are located. The bathroom has a bath, walk-in shower, double washbasin with heated mirror and hanging toilet. All bedrooms have large windows overlooking the water or the roofterrace.
Through the doorway on the landing, you step out onto a huge roof terrace where your heart will beat a little faster. The terrace measures 72m˛ and you are free to design the garden of your dreams.
By the second staircase you climb to the attic, where there is anothe surprise awaiting you. The master bedroom is created as a separate studio. The bedroom has an open connection with the bathroom (the third of the house!). This is again presented with a bath, walk-in shower and double sink. Here you will also find a 2 x 2 m walk-in wardrobe ready for a wardrobe of your choosing and a separate, open, side room where you may place your lovely dresser.
In addition, on this floor you will find a separate toilet, behind closed doors, as well as a spacious laundry room / technical space with a skylight.
The upper floors have beautiful oak wood flooring, and a flat plate radiator in each room.

The house and finish:
The property was completely renovated in 2017, with permissions, by a licensed contractor, known from the tv series ‘House Rules Holland’.
All installations, facilities and finishes are new.
The floor on the ground floor is finished with a light grey concrete floor of the brand Correctfloor and on the upper floors with a fine oak wood engineered floor of the brand Solidfloor.
The walls and ceilings are plastered and painted white with the brand Sikkens.
The frames have been replaced by new Meranti frames with HR ++ double glass.
The facades, roofs and walls are insulated. The electrical installation consists of 12 groups.
The central heating system is completely renewed and the boiler is of a high quality brand Nefit / Bosch, type: Topline Aqua Power Plus HRII. In addition, there is a separate boiler of the brand Intergas, which supplies the ‘guests’ bathroom on the ground floor with hot water. Extra warmth is further enhanced by the comfortable gas fireplace of Element4. The kitchen has been installed by Keukenloods and is supplied by built-in appliances of the brand Siemens. The sanitary areas feature beautiful design taps and cabinetry (ADW).
The result is a beautiful, comfortable and solid house which is ready to move into.
N.B. Interested persons have the right to access the construction plans, list and permit.
The garage
Next to the house, there is the possibility of purchasing the separately located garage. This garage is still in its original condition and has wooden doors. Inside the garage, there is electricity, light and a water point. The garage measures approximately 6 x 2.9m.

Elsrijk is a large neighbourhood in Amstelveen. The area consists of some smaller neighbourhoods which all have their own characteristics. The bulk of the area consists of low buildings, but also high rise buildings are available in the area. Characteristic for Elsrijk is the amount of ditches, these ditches aren’t only beautiful but also useful in leading water away. Elsrijk is a good example of a green built area before 1940. The neighbourhood has several shops and hospitality.
