Description

Unique opportunity! Entire monumental building at a top location, with private garage, at the Amstelveld!

Gorgeous manor with a total usable surface area of 275 m2, consisting of four residential layers, own parking, bay window, roof terrace and from every floor an amazing unobstructed view on the Amstelveld, where there is a colourful flower and plant market every Monday.

Once in a while an opportunity presents itself ..... A residential house comes up on the market, which most people can only dream about. Well, we have the privilege to offer to you this special building:

This residential house is located at a top location in the middle of the centre of Amsterdam, by the Amstelveld and practically by the Amstel. At walking distance from places including Theater Carré and the Muziektheater, the special shopping street Utrechtsestraat, the bustling centre, but also Weesperplein and the beautiful Plantagebuurt neighbourhood (Artis, Hortus Botanicus). Public transport practically right in front of the door and arterial roads in the direct vicinity.

This location is immersed in a wide range of shops and features a luxurious offer of dining and entertainment establishments. At the same time, the Amstelveld is a neighbourhood with a surprisingly tranquil, almost village-like atmosphere. Because the square is free from excess catering establishments, it makes for a lovely quiet place in the middle of the city; a meeting place for neighbourhood residents and their children, and only visited by a small amount of tourists.

The convivial weekly plant market is a phenomenon in the entire area. In the summer months there is an antique and flea market every last Friday of the month and in recent years there is classical music at the Amstelveld around mid-September, a perfectly organised and special event, where young musical talents go on stage.

On King’s Day, the square is reserved for children during the day and later that day there are a few modest music stages. The most tumultuous and energetic event is the annual Gay Pride, when many people gather on the square and by the canal to observe the boat parade passing through Prinsengracht. From the house you have a view on all these events with an absolute VIP spot!

The words of the owner:

A lovely family home at an ideal location in Amsterdam to raise children;
Also particularly pleasant to inhabit without children, as it is spacious, but certainly never uncomfortably excessively big;
All the pleasures of the city are a small distance away in an almost village-like atmosphere;
Always a feast for the eyes to look outside;
In the summer the outside is full of green, in the winter you live right next to the canal that you see than because the leaves are fallen of the trees.
No backyard, but you do have the largest front yard of Amsterdam, without you having to handle any of its maintenance.
Convivial and tranquil non-touristic neighbourhood in the heart of the centre;
Perfect public transport amenities at walking distance;
Spacious garage for car(s) and bicycles.

It is a house to love, because for us it was once love at first sight. Our children were raised here, many of their friends visited in all age phases: in the age of the primary school for the spacious and safe playground that the Amstelveld has to offer. In the secondary school period because of the central location; for the same reason when they were students and also because of the hospitable atmosphere of the house with its spacious accommodation options - and even now still for the same reasons, just like with our own friends.

Global layout:

The garage and the workplace (studio) can be reached both by means of an electric overhead door and a wicket door. The ground floor features a cast floor. The garage now offers space to one car and multiple bicycles. The studio area is located at the back and separated from the front by a separation wall that can be easily removed. This allows you to create a space suitable for parking two to three cars. The central heating set-up and the hot water supply, as well as the separate area for the washing machine and the scullery are located on the ground floor.

First floor:

When you walk upstairs, you will immediately notice the special ornamental ceiling. Landing, separate toilet with washbasin. The kitchen diner is located at the front and comes with a lovely view on the Amstelveld. This space has a special beam ceiling, a location for the fireplace and a massive oak floor. The kitchen is set up in a corner layout and comes with various appliances including a Boretti stove, stainless steel extraction hood and a spacious wash-up part with beautiful freestone countertop.

The master bedroom is located at the quiet back. This room comes with a private bathroom with a spacious walk-in shower and a gorgeous washstand furniture unit.

Second floor:

Stairs to the second floor, landing. At the front you will encounter the spacious living room with monumental ceiling, fireplace and bay window. When the first rays of the sun come shining into the front room, you can sit comfortably in the bay window and enjoy a gorgeous view. The back room is currently in use as office annex library/music room.

Third floor:

Stairs to the third floor. Here you will find a gorgeously renovated hood floor with two spacious bedrooms, which both feature a private bathroom. Both bathrooms have floor heating, a large walk-in shower and a custom washstand furniture unit. The bathroom belonging to the bedroom at the back comes with its own toilet. The front side has a separate toilet on the landing. There is a small pantry with refrigerator and microwave between the two rooms on the landing. There are fixed stairs to the roof terrace from this area.

Roof terrace:

Stairs to the roof. A roof terrace has been realised on the flat roof at the front side, which is accessible through a large light dome. From the roof you have a special wide view on the city, with the towers of the Rijksmuseum on the background.

This house has an undeniable amazing atmosphere. Thanks to a sophisticated use of space, the areas transition into each other in a natural way, each area has its own atmosphere and a pleasant size and the house feels particularly spacious and bright.

MVA neighbourhood information: Grachtengordel-Zuid

Area south is an area where you can reside, work or relax. A remarkable fact is that more people are working is this area rather than living there. Alongside the Grachtengordel you can find several big offices, but also residences. Area South is well known for its cultural facilities. Leidseplein and Rembrandsplein are examples of parts within the southern area which are internationally well-known outgoing plazas. In the upcoming years big renovations are planned within the area, for example the renovation of Leidseplein and the transfer of the new metrostation Vijzelgracht.
